Disclosure: Payments are principal & interest only — Florida property taxes, homeowners/wind/flood insurance, and HOA dues are extra, and here they are not a rounding error. Your rate depends on full qualification.

How do Jacksonville rates compare?

A fair comparison holds the loan constant — the same program, term, and amount on both sides.

National

OBMMI benchmark

Optimal Blue's locked-rate index shows whether an offer sits in the normal range — not whether it's your best.

Location doesn't set your note rate. It sets which programs, loan limits, and property rules apply. Your file — credit, LTV, occupancy, and program — sets the price.

Which loan programs are available in Jacksonville?

Availability depends on the borrower, property, occupancy, and program — here is how each behaves locally.

ConventionalAvailableCredit, income, assets, and LTV. Conforming up to the Duval limit.Conventional rates
FHAAvailableFHA borrower and property standards; capped at the Duval / MSA FHA limit.FHA rates

Duval County loan limits

FHA is capped at the Jacksonville-MSA level and conforming carries the national baseline; a VA loan has no limit at full entitlement. Cross a ceiling and the loan changes program.

What local factors matter in Jacksonville?

These can change qualification, cash to close, and the total payment — even when they don't set the note rate.

Property taxes

They ride in the monthly payment and the debt-to-income test — not in the interest rate.

Wind & flood insurance

Florida coverage can move qualification and cash to close, and depends on the property and hazard exposure.

Condo & HOA review

Association-governed properties may need project, budget, insurance, and reserve review under your program.

Property type

Single-family, manufactured, or multi-unit each change program eligibility, appraisal, and underwriting.

Loan amount

Amount decides conforming vs. high-balance vs. jumbo treatment — and the pricing curve that comes with it.

Occupancy

Primary residence, second home, or investment changes pricing, reserves, eligible programs, and maximum LTV.

Frequently Asked Questions

They are in the quote tool near the top of this page, not in this sentence. That tool shows GoRealo's own pricing, refreshed each business day and stamped with its as-of date, so any number typed into the copy here would be stale before you read it. There is also no separate Jacksonville rate to quote: mortgage pricing is set in national capital markets, and no county sets its own. What Duval County genuinely controls is where the program boundaries fall: its limits decide what FHA will insure and where a conforming loan ends. With the tool's starting figures, it returns conventional at 10, 15, 20 and 30 years, FHA and USDA at 30, and VA at 15 and 30.

The benchmark on this page is the Optimal Blue Mortgage Market Index. It is built from the prior business day's actual rate locks across the industry, so it reflects what borrowers were really given, and it is the yardstick we measure our own pricing against. Two things limit it. It runs a business day behind, and it averages across lenders, credit tiers, loan sizes and regions, which means nobody actually closes at the index. So a comparison only means something if it sits on one loan: hold program, term and loan amount steady, then read rate, APR, payment and total interest together. The quote tool above is already set to a loan size that exists in this market.

Nearly every lender prices off the same secondary market, then adds its own margin and its own charges. So two Jacksonville offers can carry an identical note rate and still cost thousands apart. Rate and cost trade against each other in both directions: discount points buy the rate down and are paid up front, while a lender credit lifts the rate and hands cash back toward closing. APR is designed to expose that, and it partly does, since it folds in the lender's finance charges. It misses third-party items such as title, survey and recording fees, and it assumes you hold the loan to term. Pull Loan Estimates the same day, match the lock period, and read the origination section first.

Because a lender prices your file, not your zip code. Two buyers bidding on the same Riverside bungalow on the same morning can be quoted differently without either being cheated: credit tier, down payment, occupancy, property type and loan purpose each carry a pricing adjustment. Those adjustments stack, one added on top of the next, and credit and down payment are read together on a single grid, so the same score prices differently depending on how much you put down. Which programs you can reach matters as much, and that is where Jacksonville shows up. The military accounts for roughly 17 percent of Duval County's economy and 68,060 direct jobs, according to the City of Jacksonville citing a January 2024 study, which makes VA financing a live option across this market. Eligibility for it turns on military service, never on the county. VA is underwritten to its own rulebook, carries no monthly mortgage insurance, and sets no loan limit at all for a veteran with full entitlement. It does charge a one-time funding fee, waived for those with a service-connected disability rating.

Credit score and loan-to-value are read together on one grid, as a pair. Pricing also moves in steps, so a few score points can carry you across a tier threshold, and a weaker score costs more at a high LTV than at a low one. DTI works differently: it is mostly an approval test, deciding how much loan your income supports rather than what that money costs. Loan program is where Jacksonville enters the math. Conventional, FHA, VA, USDA and jumbo answer to different rulebooks and guarantees, and Duval County's limits gate two of them: they cap what FHA will insure, and they mark where a conforming loan ends and a jumbo begins. VA sets no limit for a veteran with full entitlement, and USDA guaranteed has none at all. FHA sets its ceiling metro-wide, so Duval shares one with Clay, Nassau, St Johns and Baker.

A matched scenario holds the program, the term and the loan amount constant on both sides of the comparison, which leaves the price as the only thing free to move. It does not hold credit tier or occupancy constant, so set those to your real profile and re-run the quote before you trust the gap. Start from a loan size that exists in this market. NEFAR put the median sale price for Duval single-family homes at $350,000 in June 2026, and those are the starting figures the tool on this page uses. Then judge the result on four dimensions: the rate, which only means something with its APR beside it, the monthly payment, your buying power and the total interest cost. A spread that looks small monthly is rarely small across 360 payments.
